WHAIR Posts Record THB 1.017 Billion Revenue and 18% Profit Growth; Announces THB 0.1755 Dividend per Unit
Bangkok, 11 March 2026 — WHA Industrial Leasehold Real Estate Investment Trust (WHAIR) announced its operating results for 2025, achieving a record-high total revenue of THB 1.017 billion since its establishment, with net investment income increasing 18% year-on-year. For the fourth quarter of 2025, WHAIR reported total revenue of THB 251 million and net investment income of THB 169 million and declared a distribution to unitholders of THB 0.1755 per unit, reflecting strong asset management, consistent revenue performance, and international-standard management practices.
Ms. Jarucha Satimanont, Managing Director of WHA Industrial REIT Management Company Limited, acting as the REIT Manager of WHAIR revealed that 2025 represented a major milestone for WHAIR, with total revenue reaching a record THB 1.017 billion and net investment income totaling THB 688 million, representing an 18% increase from the previous year. The growth reflects improvements across multiple dimensions, including revenue expansion, efficient cost management, and continued growth of the trust’s asset portfolio.
Key Highlights of WHAIR’s 2025 Performance
- Returns and Growth - WHAIR has announced a distribution for the fourth quarter of 2025 at THB 0.1755 per unit. This payment covers the operating period from October 1 to December 31, 2025. The book closing date is set for March 9, 2026, with the payment scheduled for March 27, 2026. This distribution reinforces the trust’s ability to deliver consistent cash flow
- High-quality asset portfolio – The trust currently invests in 170 industrial properties, representing a total leasable area of 468,990 square meters. As of 31 December 2025, WHAIR maintained a strong occupancy rate of 94.5%, while the average renewal rate reached 82.0%, reflecting the attractiveness of its assets to tenants across diverse industries and the trust’s ability to deliver consistent long-term revenue performance.
- Long-term income stability – WHAIR’s portfolio has an average remaining leasehold life of 52.8 years, providing strong visibility of stable income streams over the long term.
- Strong management standards – Supported by WHA Group as expertise as property manager, the trust continues to maintain high operational standards. WHAIR currently holds a ‘BBB+’ credit rating with a ‘Stable’ outlook from TRIS Rating and has also been recognized for sustainability excellence through inclusion in SET ESG100 and a full management score from GRESB.
Ms. Jarucha added that the strong performance reflects the continued demand for industrial assets located in strategic locations, particularly within Thailand’s Eastern Economic Corridor (EEC), which remains highly attractive to both domestic and international investors.
